Concept and design

Our Goal is to ensure each project meets every one of our customer’s aesthetic and practical requirements. We strive to work in a close partnership with your architect, or, alternatively our own design team, to make the planning and designing process run as smoothly as it possibly can. Our design team use the latest CAD technology to create planning and construction drawings. Great precision and attention to detail are taken to ensure that each individual project meets every aspect of the customer’s specifications. The Richoak team are more than happy to assist with individual aspects of submitting applications for planning permission and building regulation approval or alternatively, we’ll take care of the whole project from start to finish for your convenience

Planning Approval

Lighten your load and let us take care of planning for you.

The planning process can be full of pitfalls so why not let us take the stress out of the process and manage your planning application for you. We can handle all levels of planning applications for you starting with a simple lawful development certificate application, householder application or full planning right up to a listed building planning application and all the extra considerations and complexities that this brings. 

Many common projects such as extensions and porches often do not require a formal planning application and are covered under permitted development rights. There are essentially a set of rules and specifications you must adhere to in order to qualify for a permitted development build. We can advise on these for you and whether your build will be possible without applying for planning. Sounds good right? It is! Just be sure your property still has permitted development rights in place as these can be removed in certain circumstances such as is often the case for barn conversions or by way of your local council wishing to control development within certain areas through previous planning conditions or an Article 4 direction. (Long story short, if you are already yawning, don’t worry we can sort your planning.)

Properties within Conservation areas and AONB often also come with their own particular nuances that need to be navigated to ensure compliance.

Building Regs

We can manage your building control application from start to finish.

Not all projects require registering your build but we usually recommend you work under the watchful eye of building control for your peace of mind wherever possible. Ultimately building control are there to ensure and protect the integrity of your build from start to finish and we are pleased to work with your local council or private alternative to prove our quality of specification and workmanship. If you're not sure whether your project has to formally meet building regulations just ask and we will be happy to advise.

Construction and Installation

We love it when a plan comes together!

It’s always exciting when its time to arrive on site no matter how large or small the build. Your groundworks have been finished (by a 3rd party) and we have visited to perform our pre manufacture site measure.

Following the site measure the build has been carefully designed on our cad system, crafted by hand in our workshop and arrives on site along with our install team who have been briefed and are raring to go.

The first few days on site will see a flurry of activity and you can watch as our skilled team initially get to work erecting the main bones of the oak frame. This often happens deceptively fast! But there is much work to be done yet… Once the structural oak frame is in place this will be followed by rafters/roofing and then the installation of any joinery elements. Finally the building will really come to life as the overclad and glazing are installed to seal the structure and the finishing touches are put in place.

A final walk around and sign off and the building is handed over and ready for you! 

For the benefit of our customers the install of the oak elements are always taken care of by our own experienced team. This allows us to keep tight control over the build to ensure our high standards from start to finish. On majority of builds we will also take the structure from finished slab/foundations up all the way to tiling/roofing and full completion. On the rare occasion we do need to call on the services of specialist 3rd parties, we can call on our network of tried and trusted tradespeople to ensure you always get the best available, highest skilled people around. 

Depending on the project we may also agree to a part install or leave some elements of the build to your own tradespeople. Please ask us if this is something you would like to discuss.
